Photos from the Blackberry Curve

About a month ago I bought a Blackberry Curve...finally upgrading my phone to something that can help my business get better. Sprint has a fantastic "Everything" plan for $99/month, and I would never have gotten this phone if not for this plan. 

Tonight I was driving by Lake Nokomis in Minneapolis after showing some homes and decided to test out the camera for dusk shots. Here are three of the best photos I was able to capture. Not too bad if you ask me.

Historic Spanish Revival Home for Sale on Lake Nokomis

Living by Lake Nokomis in Minneapolis

Lake Nokomis is located just southeast of downtown Minneapolis and has always been a desirable place to live in the Minneapolis area. It's origins began from glacial activity which created a shallow depression, forming a marshland after the glaciers receded. The current 210 acre lake was originally named Lake Amelia in 1819, with its current name of Nokomis being given in 1910. In 1907, the lake only measured a maximum depth of 5 feet, but after a century of dredging, the current lake can go anywhere from 15 -33 feet deep in spots.

Residents love the area not only for the great neighborhoods surrounding the lake, but also for the recreational features Lake Nokomis provides. With almost three miles of walking paths, two beaches, a community center, softball fields, canoeing and sail boating, there is plenty to do in the summer and winter. If you are a hockey fan, there is even pond hockey available once the ice is thick enough, and you can play to your hearts content during the winter. You might be nudged out for a week though when the U.S. Pond Hockey Championships take over the lake, but at least you can enjoy the sport not too far from home.

As for the real estate surrounding Lake Nokomis, homes range in value from $100,000 up to a $900,000+, though the luxury homes are rare and very, very few. Most of the homes were built 1930 or later, so anyone thinking about buying in the area will find out that brand new homes, for the most part, do not exist in this area. Occasionally a home is torn down and a new home is built on the spot, but some of the lots can be small so only a small home can be placed on the lot.

Another feature of many homes surrounding Lake Nokomis is the detached garage. Behind each row of homes is an alley with which one can access the garage and backyard, or you can park on the street. Street parking can become tricky in the winter, though, when it is time for the snow plows to come. There are no homes that "sit" on the lake, or have lake frontage as part of their lot. The lake has roads around the 195 acres of parkland, and homes across the street are few and very desirable. At least this way, everyone has access to the lake!

Minneapolis Market Update, October 2007

 Details for the Nokomis Minneapolis Real Estate Market

Due to Minneapolis encompassing a large area of real estate, the local Realtor association has created 11 areas in Minneapolis in order to better organize the sale data.The Nokomis region is denoted by the number 304 in our multiple listing system and includes the Lake Nokomis, Lake Hawatha, Diamond Lake and surrounding areas .Following is some year-to-date (YTD) sales information.

Average Sales Price : YTD the average sales price is $240,787. In 2006, it was $240,958. So the sales price really has not changed over the last year, which is really good news...this region isn't experiencing a slump like other areas of Minneapolis.

% of Original List Price Received : currently sellers are getting 96% of the list price, where in 2006, sellers were receiving just 97%. Prices are holding steady which is great news for local sellers in this region.

Average Days on the Market : If you are a seller in the Nokomis region, you are doing quite well. Currently it is taking only 95 days to sell. This is actually the second quickest area in Minneapolis to sell. Longfellow is only seller better at 77 days.

New Listings vs. Closed Listings : YTD there have been 1328 homes listed for sale down only 6% from 2006. At the same time, only 548 have closed this year, which is down 19.6% from 2006.

As you can see, the Nokomis real estate market is holding it's own this year. One thing to notice is that even though sales are down in this region, home owners that do successfully sell their home, are spending less time on the market, and getting more of what they ask for. The likely reason is that sellers are being realistic about their list prices. Many in Minneapolis still deny reality.
